In plain words

What you get back is a door that runs its full height without a catch, hesitation or bang, with every roller seated in its channel and both sides rising together. The track sits plumb and firm on the jambs, the horizontal runs hold level from solid hangers, and the door seals along the stop when closed. Because the track was set to the door and the springs re-tensioned to it, the door balances by hand and the opener works lightly. You also leave with a note of the track profile, radius and lift type, which makes any later part a simple match.

Sound familiar?

The door has started rubbing the frame on the left, leaving a shiny stripe down the weatherstrip. Looking closely, the bracket near the floor stands a finger's width off the wood, its screws half out.

  1. Jamb brackets, lag screws and the wood behind them

Every fixing along the vertical track is tested by hand and by eye. Jamb brackets that rock, lag screws that turn without tightening, and a continuous angle standing off the wood all mean the track has been free to move. The technician then looks at the jamb itself, probing the bottom foot for softness where splash and salt have soaked in, and checking for splits around the screw holes. In an older garage the wood is often the real fault, and no amount of tightening holds a screw in punky timber. Where that is the case, sistering or replacing the lower jamb goes onto the plan alongside the track.

  2. Setting the geometry

With the pieces in place, the technician sets the track to the door rather than to the wall. Each vertical run is plumbed, the gap to the door edge is matched side to side, and the top of each run is eased away from the jamb by the small amount that lets the door seal at the stop when closed and release on opening. The horizontal runs are levelled to each other and squared to the verticals, and the distance between the two tracks is checked at the floor, at the curve and at the rear so the door is neither pinched nor loose anywhere in its travel. Every bracket is then tightened in that position.

  3. A monthly look at the brackets and hangers

Track problems announce themselves early to anyone who looks. Once a month, with the door closed and the light on, run your eye down each vertical track: the brackets should sit flat against the wood with no gap behind them and no screw heads standing proud. Then look up at the horizontal runs and the angle hangers holding them; a hanger that has begun to lean or a run that no longer looks level with its partner is worth a call while it is a small adjustment. Finish by watching the door open once, checking that every roller stays in its channel through the curve, which is the same check the industry checklist asks for.

What affects the quote

  1. Condition of the jamb wood

Where the jamb is soft or split at the floor, sistering or replacing the lower length is carpentry added to the track work, and the lumber and fasteners are listed on their own line.

  2. Track profile and radius

Two-inch track in a 12-inch or 15-inch radius is stock for most residential doors; three-inch track, unusual radii and high-lift pieces are ordered to the door and priced as such.

  3. Straighten or replace, piece by piece

A dent dressed in place is labour only, while a kinked, cracked or rusted length means a new piece of track. The quote lists which pieces get which treatment.

What to have ready

  • Is the door closed, fully open, or stuck partway?
  • Is there rust on the track or brackets near the floor?
  • Is the wood beside the door soft, split or discoloured at the floor?

Garage Door Track Repair or Replacement: questions

Questions
Does a heavy insulated door need heavier track?

Usually the standard two-inch track handles a residential insulated door well, provided the gauge matches what the door maker specified and the brackets and hangers are properly fixed. Very heavy or oversized doors, and some carriage-style wood doors, are set up on three-inch track or on heavier-gauge two-inch. If a heavier door was hung on the light track from an earlier door, flexing and spreading follow, and the technician will say so.

Why is there a gap between the track and the edge of the door?

That gap is intentional. The rollers sit on stems that reach out from the hinges, and the track stands a set distance from the door so the wheels ride in the channel without the door's edge touching the track. The gap should be equal on both sides and slightly larger at the top of the vertical run, which is the taper that lets the door seal at the stop and release on opening. Unequal gaps are a sign the track has moved.

My door rubs the frame on one side. Is that a track problem?

Often, yes. The vertical track is meant to stand a fraction further from the jamb at the top than the bottom, so the closed door seals on its stop and swings clear as it rises. If a bracket has loosened or the track was set flat to the wood, the door drags along the stop moulding every trip. Resetting the spacing and taper, and tightening the brackets into sound wood, usually ends the rub.
